With nearly 20 years of delivering residential refurbishments across London, I’ve noticed something interesting. When clients choose a builder, the decision is often influenced heavily by price. That is completely understandable. Renovation is a major financial commitment, and everyone wants to feel they are making a sensible choice.
However, renovation costs rarely differ dramatically when a project is delivered properly. So why do some quotations come in significantly lower?
Why Prices Sometimes Vary
In most cases, large price differences come down to one of three things:
- The scope is not fully defined
- Important elements that are not included
- Assumptions that are not clearly explained
Many aspects of renovation are not visible at first glance.
Most people naturally assess what they can see:
- Paintwork
- Tiling
- Joinery
But the long-term performance of a home depends largely on what is hidden behind the surface:
- Ventilation
- Damp protection
- Structural work
- Insulation build-ups
- Correct sequencing
A project completed two months ago will almost always look perfect. Fresh finishes usually do. The true measure of quality becomes clear over time, sometimes years later.
That’s why it is often helpful to look not only at recently finished projects, but at projects completed several years ago. Longevity tells a far more accurate story than fresh decoration.
When Projects Start Cheap but Finish Expensive
In some cases, a low initial quotation may lead to:
- Additional costs during the build
- Unexpected variations
- Rework caused by early mistakes
- Delays and frustration
By the time the project is completed and everything is accounted for, the total cost is often very similar to what a more detailed and experienced quotation would have been from the start.
The difference is usually not the final number. It is the experience during the process.
The Reality of Renovation Costs
If a project is delivered:
- Without cutting corners
- Using standard market materials
- Paying trades fair rates
- Following correct technical processes
Then the cost will generally fall within a relatively consistent range. Builders buy materials from the same suppliers. Labour rates across London are broadly similar. There are efficiencies, but there are no miracles.
How I Approach Pricing
Very often, clients come to me with drawings but without a detailed specification. In those cases, I:
- Ask detailed questions
- Clarify expectations
- Prepare a structured scope of works
- State assumptions clearly
- Include realistic allowances
- Avoid artificial contingencies
If genuine unforeseen issues arise after opening up the structure, or if additional works are requested during the build, they are priced at the same transparent rates as the original project.
The aim is simple:
To make sure the client pays exactly what the work is worth, no more and no less.
When There Is a Full Specification
When all builders are pricing the same detailed specification, the comparison becomes straightforward. In most cases, final figures differ by a relatively small percentage.
At that stage, the decision becomes less about price and more about:
- Clarity
- Experience
- Communication
- Trust
Final Thought
The lowest number on paper does not always represent the lowest cost in reality. A well-managed, properly planned project often proves to be the most cost-effective choice in the long term, financially and emotionally.
Renovation is not just about building work.
It is about protecting your home and your investment. Use our Project Cost Calculator to get a realistic ballpark figure before collecting quotes and avoid costly mistakes from the start.
