This is another project we completed in the Finchley of North London – a full refurbishment of a mid-terraced house, including a rear extension and complex structural alterations to create an open-plan kitchen and dining area with a lovely view of the garden.
All the furniture, including the kitchen, was custom-made by our cabinet maker.
The house is on a slope toward the garden, so we built a patio to create additional floor space directly behind the garden door.
This project was completed in under six months, including all additional work that arose during the project.
Challenges and Solutions:
The main challenge was the subfloor on the ground floor, which was in very poor condition. The suspended timber floor subfloor structure needed to be either repaired or replaced with a beam-and-block subfloor structure. The client faced a decision: take a risk by spending less to fix the old timber subfloor or invest in the more reliable option of completely removing the old, uneven timber subfloor and replacing it with a proper beam-and-block structure.
Considering the client’s desire for underfloor heating throughout the ground floor, opting for the beam-and-block subfloor structure proved to be a wise decision.
