This was our second project in this building, undertaken upon the recommendation of a previous client. The flat was completely stripped out. All 13 sash windows were replaced in accordance with the strict regulations of the conservation area. All waste pipes were upgraded to acoustic ones, and the flat was fully wrapped with acoustic boards for enhanced soundproofing. The flooring was installed with an acoustic sandwich layer to comply with sound regulations, which successfully passed the sound test. All ceilings, walls, and floors were levelled. The plumbing was completely replaced, and the flat was fully rewired. All furniture, including the kitchen, was custom-made in collaboration with our partner cabinet maker.
Challenges and Solutions:
The main challenge of this project was the complex logistics. The flat is located in a Grade II listed building within a conservation area, which meant access to the worksite was only possible through the fire escape at the rear of the building. The flat ison the fourth floor, and we were not permitted to use the lift. This meant transporting materials and waste involved climbing 65 steps and covering an additional 60 meters. Furthermore, noise restrictions limited work hours to between 10 a.m. and 3 p.m. Despite these challenges, we successfully completed the project on time, even managing to incorporate numerous additional works and address unexpected challenges that arose during the process. The straight lines, extra-high doors, and new layout have transformed this flat into a bright, stylish, and yet cozy home.
