This is another interesting project in The Pryors, Hampstead. After successfully completing three flats in The Pryors, Ellen approached me while we were finishing our third one. She came to see our finishes and the transformations we achieved there, and asked me to price her project.
Ellen purchased her flat, which was in a very dated condition. It had not been renovated for decades, so everything had to be renewed, just as Ellen wanted, in line with the vision of her architect and interior designer. The drawings were very detailed. The plan was to completely transform the flat into a comfortable home for Ellen and her beloved dog, Sophie, as well as for the many family members and friends who visit her.
The end goal was to modernise the flat with all the necessary upgrades like sound insulation, new sash windows, and modern bathrooms, while still keeping and restoring the original style with mouldings and fireplaces. We carefully documented all the details to achieve this.
Challenges & Solutions
We had to stick to the LTA’s strict regulations, meaning noisy works were only allowed between 10 am and 3 pm. Access to the flat had to be through the cellar and rear lightwell, up through a first-floor window. I had to arrange a scaffold design with stair access, which we organised quickly. Working under such tight noise restrictions wasn’t straightforward, but having dealt with similar situations on previous projects, we already knew the system and the little strategies needed to manage our working days. My dedicated foreman, Ivan and his team handled this perfectly. Together with the architect and interior designer, we resolved many obstacles and developed new ideas that came from Ellen along the way.
The result is a beautiful and comfortable flat with many modern features, such as a combination of LED lighting and picture rails, excellent sound insulation, and restored original fireplaces. It is a truly great blend of modern and traditional. Ellen is very happy with the outcome and has given us a wonderful video testimonial
